Ms. Bauzá is a corporate attorney with more than 28 years of experience in the real estate, financing and corporate field. Her practice includes negotiating, structuring, and implementing transactions for a variety of clients, including financial and corporate entities such as commercial banks, private equity funds government financing entities and real estate developers doing business in Puerto Rico. She regularly handles in all aspects of real estate and debt transactions and financings with structured commercial, acquisition and construction financing, including tax credits projects for social interest housing. Ms. Bauzá has provided guidance and coordination on numerous single asset and multi-asset portfolio transactions including distressed (sub-performing and non-performing) mortgage loans as well as debt restructuring and workouts. She provides clients with assistance navigating the formal requirements under Puerto Rico Mortgage and Notarial Acts. She is greatly experienced in all manners of lease contracts from shopping center tenants, ground leases, office buildings, and residential leases, advising landlords and tenants. She also manages sales and acquisitions of real estate properties from raw land to office buildings or manufacturing plants to residential developments representing both sellers and purchasers,.
She has represented parties in connection with tourism and hospitality projects from inception through the development stage financing. Has advised clients in connection with the financing of office buildings, shopping centers, as well as other retail, commercial, industrial, including pharmaceutical and residential planned developments as well as other properties. She acted as lead real estate Puerto Rico counsel in the Public Private Partnership for the long term lease of the International airport in San Juan, Puerto Rico, the largest in the Caribbean region and the first airport under the Federal Aviation Administration (FAA) Pilot Program, as well as directed Puerto Rico real estate matters in connection with the largest project for the production of solar energy in Puerto Rico.
She also works with commercial acquisitions, having most recently led the acquisition of a cement plant and the distributorship and dealer of a line of luxury cars.
Ms. Bauzá has ample experience working with wills and trusts, advising her clients through the very specific requirements of inheritance laws in Puerto Rico.
By designation of the Supreme Court of Puerto Rico, Ms. Bauzá served on the Board of Examiners for Admission to the Puerto Rico Bar since 2006.
She served as legal advisor in the Governor’s Office, in matters related to the Public Safety Council.
